Step 1:

Initial Phone Consultation

Let’s talk about your CAF relocation: job location, budget, timing, dates, and must-haves. This helps with our search to identify your precise needs and neighbourhoods.

Step 2:

Curated Property Portal

You’ll get exclusive access to a customized portal featuring homes that match your criteria - organized and ready for review.

Step 3:

Pre-Arrival Planning (48 Hours Prior)

We schedule home showings and craft a minute-by-minute itinerary so your trip runs smoothly with military precision.

Step 4:

Military House-Hunting Trip (HHT)

During your visit, we accompany you to showings, coordinate second visits, track new listings, and arrange inspections. We prioritize you for the duration of your trip.

Step 5:

Offer Strategy & Negotiations

With expert negotiation and factual market insights, we guide you to make strong offers and smart decisions

Step 6:

Making an Offer

When you find the right home, we’ll prepare a strong, well-structured offer and negotiate on your behalf to secure the best possible price and terms.

Step 7:

Inspection & Paperwork Support

We manage inspection outcomes, renegotiations if necessary, and handle all closing documentation on your behalf

Step 8:

Final Walkthrough

We coordinate a pre-closing walkthrough and can even manage it virtually if you can’t attend in person to make sure the home is ready for your move. And we’ll address any concerns that may arise.

Step 9:

Closing

Our job isn’t done once you receive the keys - we need to make sure that everything is as it should be with the home. If it isn’t, we’ll address it.

Step 10:

  • We recommend anywhere from 8 - 12 weeks, which represents a typical timeframe between offer date and the closing date on your current home (if applicable).

  • While there is no hard and fast rule, we generally want at least a day or two to complete inspections after coming to terms on a deal. But ultimately we will show you as many homes as it takes before you find one that ticks all the boxes.

  • Yes. You are our ONLY priority for the entire duration of your HHT.

    We’ve worked with many relocating CAF, RCMP and government families, and we know:

    • You often get short notice

    • You have limited time to make major decisions

    • You may be managing this without your partner or kids

    • Your posting may come with security, school, or commute concerns

    We are here to reduce stress, not add to it. So we keep things efficient, professional, and extremely organized, while also prepared to deal with the unexpected.

  • Yes, and inspections should be covered by Cirva (formerly BGRS) provided you use an approved inspector. You may also require other inspections like well and septic for rural properties, a WETT inspection for wood-burning fireplaces, and possibly radon testing, depending on location.

    Speak to your CIRVA representative for more information on what is/is not covered.

  • Yes! Wear slip on shoes. Depending on the number of homes booked to view, we find it helpful to wear shoes that can easily be slipped on/off, rather than having to tie/untie shoes for every showing.
