How It Works:

Step 1:

Initial In-Home Consultation

Equity One will visit your home to discuss your real estate goals, determine a market value and listing price, guide you on preparing your home for sale, discuss market conditions and how they may impact your sale, and answer any questions you may have.

Step 2:

Scheduling Photography And Media

Once the home is ready for sale, we will schedule a date and time to photograph the property. Equity One provides professional photography, 3D Matterport tour, video, drone (if applicable), and 2D floor plans at no additional cost.

Step 3:

Pre-Listing And Info Gathering

We will prepare the listing for your review and approval. We will also install a lockbox and a for sale sign on the property at this point.

Step 4:

Upload Listing To MLS® System

We publish your listing to the MLS® System, and syndicate it to hundreds of other websites, including the websites of the biggest brands in real estate.

Step 5:

Showing Management

We provide you with an app to manage all showing requests. You will be able to confirm, reschedule or decline appointment requests. Equity One will show all non-represented buyers your home.

Step 6:

Offers

We negotiate all offers with your best interests at the forefront. Once an agreement is reached, we coordinate with the buyer's agent all inspection and appraisal requests (if required).

Step 7:

Inspection & Paperwork Support

We manage inspection outcomes and renegotiations, if necessary. Once the agreement firms up, we manage all closing documentation, and send completed purchase and sale agreement and associated documentation to your lawyer on your behalf.

Step 8:

Pre-Closing

We coordinate a final buyer walkthrough (if applicable), and tie off any loose ends prior to the closing date. We also coordinate any last minute issues in order to ensure a smooth closing.

Step 9:

Closing

The day of closing has arrived, and you've officially sold your home! Should any post closing issues arise, we will coordinate with all parties to resolve the issue.

Beyond the Sale

    There are no hidden fees, and the commission is payable only if we successfully sell your home.

  • No. We offer competitive co-op commission to buyer agents of between 2 & 2.5%, ensuring your listing gets maximum exposure and interest. The fact is we reduce the commission on our end and not the buying agent end, meaning buyer agents make no distinction between our listings and those of national brands. And our listings appear on MLS®, REALTOR.ca, and all major real estate platforms, including the websites of the biggest brands in the business through listing syndication. We’ve also developed an excellent reputation in the industry, and are respected amongst our peers.

  • Yes. We coordinate showings, communicate with agents, and represent you in all negotiations. We prepare and deliver all paperwork to your lawyer to ensure a smooth closing.   • Professional photography, 3D virtual tours, video, 2D floor plans, staging advice, social media marketing, listing syndication, and more. All media is created in-house, ensuring we highlight the elements of your home and neighbourhood that attract buyers.

  • Traditionally, commissions are around 5%–6% of the home’s sale price, though this varies by region and agreements.

    For example, if a home sells for $500,000 at a 5% commission:

    Total commission = $25,000 + HST.

    If the listing agent posts the home to the MLS® system, the commission would typically be split as follows:

    2.5% to the listing agent ($12,500 + HST).
    2.5% to the buyer’s agent ($12,500 + HST).

    We differ from this model by reducing the listing side commission to 1%, and offering the buyer’s agent between 2 and 2.5% commission + HST. In doing that, buyer agents from other brokerages gladly show our listings given that we continue to offer a competitive buyer agent commission.
