From the initial consultation, to the closing of your home, we manage the entire process from start-to-finish. You're in good hands.
We start with a no-obligation in-home (or virtual) consultation. We tour your home, condo, or investment, make staging suggestions, and prepare a list of items to address prior to listing your home for sale. We review recent comparable sales, and develop a marketing strategy based on market performance specific to your area. We ask that you contact your bank or lender to determine if mortgage penalties apply.
Preparing Your Home For The Market.
With the list of pre-sale tasks complete, we schedule professional photography and 3D virtual tours, and create a single property website for your home (www.YourAddress.com). We also compile a list of property features, upgrades, age of mechanicals, room measurements, property taxes, and average utility costs. We sign the listing agreements, install for sale signage and install a key lockbox.
Once everything is complete, we list.
Marketing Your Listing.
We post your home to the MLS® system. We syndicate your listing to over 30 major 3rd party real estate websites including REALTOR.ca, in addition to the websites of national brands, such as Royal Lepage®, Coldwell Banker®, RE/Max®, and the websites of thousands of REALTORS®. We also actively market your property on social media and to our existing client list.
We manage all appointment and property inquiries, and vet and show your property to qualified prospective buyers. We provide access to an app that allows you to manage all upcoming appointments and showing feedback.
Recieving and Negotiating Offers.
We review and negotiate all offers on your behalf. In multiple offer situations, we expertly navigate and review each offer in detail to ensure you make an informed choice and employ time tested strategies to get you more money.
We coordinate all property inspections, and deal with any issues that may arise post inspection. We handle all amendments, waivers, and notices to arrive at a firm and binding sale.
Closing The Deal.
We handle all closing details. We send all paperwork, including the agreement of purchase and sale, amendments, waivers, and notices to your lawyer and lender in advance of closing.
